Between Washington Avenue and Memorial Drive, most homes are townhomes built since the late 1990s, so your home will be compared with very similar homes a few doors away. Our recorded sales in ZIP 77007 are all homes built from 2003 to 2024. Below are the numbers, two case studies from the Washington corridor and the questions sellers here ask most.

What sells homes in Rice Military and along Washington Avenue

Similar homes, side by side. In the 12 months through September 2026, 109 homes sold in Rice Military on the MLS at a median around $621,000, most of them two- and three-story townhomes. Buyers compare age, builder, layout, garage and rooftop space across several similar listings at once. Houston-area townhome and condo prices were also about 9% lower than a year earlier as of September 2026, so we price from the latest nearby sales, not last year's.

Roofs, systems and stucco at 20 years. Homes built in the early 2000s are now about 20 years old, the age when original roofs, AC units and water heaters come up in inspections. If your home has stucco, caulking and sealing every 4 to 5 years and a full repaint every 6 to 8 years keep it in shape. Most damage starts with failed sealant around windows. An invasive stucco inspection before listing, usually $1,000 to $1,500, lets you fix or price for problems instead of losing a buyer mid-deal.

Shared driveways and HOA documents. Many townhomes sit on shared driveways with HOAs or maintenance agreements, and guest parking is limited on many blocks. Buyers review the HOA budget, rules and any shared-driveway agreement before their option period ends, so confirm what the dues cover and gather the documents before listing.

Elevation and trains. Parts of Rice Military are close to Buffalo Bayou, and low-lying streets have flooded in major storms. Since 2018, Houston has required new homes in mapped floodplains to be built higher, so buyers ask for elevation certificates. A Union Pacific freight line also runs along the Washington Avenue corridor inside a railroad quiet zone, and homes right next to the tracks still hear passing trains.

Two Washington corridor sales. On a 2006 home, the buyer found the original 20-year-old roof, stucco with failing sealant and soft substrate, and a 20-year-old AC and water heater, then asked for a large credit. We took the AC and water heater off the table, shared a real stucco estimate from another listing to set expectations, and the sale held together through closing. On a 2003 townhome we listed for an owner living abroad, the buyer learned the HOA fee did not cover water and sewer as the listing had said. We corrected the detail in writing, settled small repair items and kept both sides at the table.

Questions sellers ask about Rice Military and Washington Avenue

Should I get a stucco inspection before selling my Rice Military home?

If your home has stucco, yes. An invasive stucco inspection usually costs $1,000 to $1,500, and finding problems before listing lets you fix or price for them instead of losing a buyer mid-deal. Most stucco damage we see starts with failed sealant around windows.

How does a Rice Military townhome stand out from similar listings?

Through presentation and price. Professional HDR photos, a 3D tour and a floor plan show the layout, rooftop and garage buyers compare, and premium placement on Homes.com and Zillow plus paid ads keep the home in view. Showing feedback tells us quickly whether the price fits the competition.

Do buyers worry about the train near Washington Avenue?

Some do. A Union Pacific freight line runs along the Washington Avenue corridor, and the City of Houston set up a railroad quiet zone there, so trains generally don't sound horns at crossings except in emergencies. Homes right next to the tracks still hear passing trains, so buyers often visit at different times of day.

What should I know about my HOA or shared-driveway agreement before selling?

Buyers review the HOA budget, rules and any shared-driveway or maintenance agreement before their option period ends. Confirm exactly what the dues cover and gather the documents before listing; on one 2003 townhome sale, a wrong detail about what the HOA fee covered had to be corrected in writing mid-deal.
