Sell Your Garden Oaks or Oak Forest Home with Compean Group
North of Loop 610, most sellers compete with two kinds of homes at once: original ranch homes on large lots and the new two-story houses that replaced some of them. Our recorded sales in ZIPs 77018 and 77092 include both, from a 1946 home to a 2025 new build. Here is what sold, what buyers weigh here and how we would price and market your home.

What sells homes in Garden Oaks and Oak Forest
The lot is a big part of the value. Developer Edward L. Crain established Garden Oaks in 1937 around garden-sized lots, and many are a quarter acre or more. Oak Forest, developed after World War II, has more mid-century homes on standard lots and a steady pace of new construction. We document your lot size from Harris Central Appraisal District records and compare it with similar lots, not just similar houses.
Two buyer groups, two prices. Because the lots are large, some buyers purchase to renovate or rebuild, while others want a finished home to move into. In the 12 months through September 2026, 85 homes sold in Garden Oaks on the MLS at a median around $910,000. Neighboring Lazybrook and Timbergrove had 214 sales at a median around $635,000, and in both areas original homes sold below new construction. We show you the likely proceeds selling as-is versus after cleanup or repairs, so you can decide which buyer to aim for.
Restrictions decide what a builder will pay. Parts of Garden Oaks have deed restrictions, many blocks have City of Houston minimum lot size protections that limit subdividing, and Oak Forest and Lazybrook are deed-restricted too. A buyer who hoped to split the lot or rebuild will check these first, so we advise confirming what applies to your lot before listing.
77092 is ranch-home country. Langwood, Mangum Manor and Forest West were built mostly in the 1950s and 1960s with brick ranch homes. Newer townhomes and houses sit on replatted lots, and light industry lines Hempstead Road, Mangum Road and US-290. All 5 of our recorded 77092 sales were homes built from 1954 to 1975. For a ranch home, buyers weigh the roof, foundation, HVAC and kitchen against nearby ranch homes, so that is the set we price from.
Drainage varies street to street. Some low spots hold water in heavy rain, and much of 77018 drains to the White Oak Bayou watershed, where the Harris County Flood Control District lists detention basins and channel projects. In 77092, risk varies with distance from local drainage channels. Have your flood history and any elevation certificate ready before buyers ask.
How we sell your home
Evan Compean, Founder and Team Lead, prices your home and negotiates every offer himself. He has invested in Houston real estate since 2002 and works with builders, so he knows which updates buyers pay for and which they ignore. That matters on streets where a renovation and a rebuild compete. Each listing includes:
- A written pricing analysis from active competition, recent price cuts and sales from the last 60 days, with an estimated net sheet.
- Preparation advice on what to fix before photos and what to skip, plus staging advice or virtual staging when it helps.
- Professional HDR photos, a 3D tour of the inside and outside, and a floor plan that shows how an expanded ranch home flows.
- Premium placement on Homes.com and Zillow through paid partnerships, and paid search, retargeting and pay-per-click ads.
- Feedback after every showing and a written activity update every Monday.
Selling for an owner overseas. An owner living abroad wanted to sell a 77018 home and be finished with it. We ran the net including prorated property taxes, held firm on the credit the buyer requested after inspection, and the buyer accepted; later, we were hired to sell a relative's home.

Questions sellers ask about Garden Oaks and Oak Forest
Is my Garden Oaks home worth more as a teardown or as a home to live in?
It depends on the house, the lot and current demand from both kinds of buyers. Original homes on large lots sell below new custom homes, and some buyers purchase to renovate or rebuild. We compare recent sales of both kinds near you and show your likely net each way before we set a price.
Do minimum lot size rules affect selling a large lot in Garden Oaks?
They can. Many blocks have City of Houston minimum lot size protections that limit subdividing, and parts of Garden Oaks also have deed restrictions. A buyer who hoped to split the lot will check both, so we advise confirming the rules for your block, and we price the lot for how it can actually be used.
What should I check before selling a 1950s ranch home in 77092?
Start with what buyers compare: roof age, foundation, HVAC, plumbing, kitchen updates and any flood history. Langwood, Mangum Manor and Forest West were built mostly in the 1950s and 1960s, so your home will be measured against nearby ranch homes. We point out which fixes pay for themselves before photos.
Can you sell my 77018 home if I live overseas?
Yes. We have sold a 77018 home for an owner living abroad. The title company reviews any power of attorney before the first offer, we handle access and vendors locally, and closing can be signed remotely or by mail.
