Sell Your Humble, Atascocita or Kingwood Home with Compean Group

Around Lake Houston, buyers weigh wooded, established neighborhoods against newer construction, and they ask early about flood history. Most of our recorded sales in ZIPs 77338, 77346, 77396 and 77345 were homes from the late 1970s and 1980s. Here is how we prepare, price and market homes in this part of the Houston area.

Our recorded sales in Humble, Atascocita and Kingwood

Since June 2022, 6 sales in ZIPs 77338, 77346, 77396 and 77345 have been recorded under Evan Compean's HAR agent ID. By ZIP, that is 2 in 77346, 2 in 77396, 1 in 77338 and 1 in 77345. ZIP 77346 includes Atascocita, and 77345 covers eastern Kingwood inside the City of Houston.

What sells homes in Humble, Atascocita and Kingwood

Flood history comes first. The San Jacinto River and Lake Houston rose to record levels during Harvey in 2017, flooding thousands of Kingwood homes while higher areas stayed dry. Flood control work, including San Jacinto River dredging, followed. Buyers check the FEMA and Harris County Flood Control District maps early, so have your elevation certificate, any flood claims and repair records, and your flood insurance details ready. An NFIP policy can often be assigned to the buyer at closing.

Show the updates on older homes. Five of our six recorded sales here were built from 1977 to 1985, so documenting updates matters. For a 1978 home in 77346, we gave the appraiser a dated list of improvements, from the 2015 roof and 2021 HVAC to new paint and carpet in 2025. The same list is useful to buyers comparing your home with newer construction.

Kingwood's villages and fees. Kingwood, launched in the early 1970s and annexed by Houston in 1996, has about 75 miles of greenbelt trails linking its villages. Each village has its own association, and the Kingwood Service Association maintains the shared greenbelts, trails and parks, so buyers ask about dues and amenity fees. In the 12 months through September 2026, about 830 homes sold with Kingwood addresses on the MLS at a median around $350,000.

Atascocita and Kingwood carry different tax bills. Atascocita, just south across Lake Houston, is unincorporated Harris County with more newer construction, no city tax and its own MUD taxes. Kingwood homes pay City of Houston, county and school district taxes, usually about 2% to 2.5% of assessed value before exemptions, plus association fees. Buyers compare the full yearly cost, so we gather your tax bill, any MUD rate and your dues before listing.

Questions sellers ask about Humble, Atascocita and Kingwood

My home flooded during Harvey. Can I still sell it?

Yes. The Texas seller's disclosure asks whether you know of past flooding, flood claims and FEMA assistance, so answer fully and gather repair records, permits and any elevation certificate. Buyers will also check the FEMA and Harris County Flood Control District maps, and an NFIP policy can often be assigned to the buyer at closing.

How do I show the updates on an older Humble or Atascocita home?

Give buyers and the appraiser a dated list of improvements. For a 1978 home in 77346, we sent the appraiser a list covering 2025 paint and carpet, 2021 HVAC, a 2022 kitchen, bath and flooring update and a 2015 roof. That gave the appraiser the dates behind each update.

Is Kingwood inside Houston city limits?

Yes. Houston annexed Kingwood in 1996, so homes in 77345 pay City of Houston taxes along with Harris County and school district taxes, usually about 2% to 2.5% of assessed value before exemptions. Village association and Kingwood Service Association fees are separate from property taxes.

How do Atascocita taxes compare with Kingwood for buyers?

Atascocita is unincorporated Harris County, so homes there pay no city tax but have their own MUD taxes, while Kingwood homes pay City of Houston taxes and village association fees. Buyers compare the total yearly cost, so we gather your tax bill, any MUD rate and your dues before listing.
